Re: [nndl] RE: [NNADL] The Apartment Monster

Nowhere is it written in stone that we will have 200+ units at all. . . The developers would like us to believe that, but it is only one of many possible scenarios. Please keep that in mind.On Sep 26, 2007, at 1:35 PM, Beka Clark-Smith wrote:-To respond privately, use the "Reply" command. To post to the list "Forward" to [at] -

Yes Howard's was retail. But it didn't have 200+ residents above it. We nowhave a choice to make:- 200+ units PLUS retail- OR 200+ units WITHOUT retail.I don't think anyone will forget that retail (Howard's) was in there before.Beka

Since I'm going to be able to see this thing pretty well from mycouch and every time I step out the door, I've been spending a lot oftime thinking about this and have been going back and forth in myhead over whether or not I think retail is a good idea over thereeven before I knew there was a variance to be weighed in on. At themoment, I'm opposed to a variance and the resulting omission ofretail for the following reasons:

I guess people have forgotten that there used to be a Nursery at thatlocation, which is not only retail, but retail with the leastrestrictive CS zoning. The variance is to allow for mixed-use, notretail per se.There is actually nothing stopping Walmart from buyingthat lot and plopping a small Walmart down there, since (due to someanomalies in the land use code -- and someone correct me if I'm wrong)the retail which goes in is allowed to inherit the parking requirementswhich applied to the nursery which preceded it.
But hey, maybe this is the solution to everyone's problems. From theonslaught of NIMBY nndl/nnadl emails which have been filling my inbox oflate, I get the impression that we don't want mixed-use in ourneighborhood while the RG4N neighborhoods do, so maybe everyone would behappy if Allandale et. al. got mixed use at Northcross Mall and we endedup with a Walmart at Howards/Parker instead.Just a thought.(Ironically, the RG4N lawsuit against the city which has the most meatis that Walmart plans to have a nursery, which requires a conditionaluse permit at Northcross and hence a public hearing, which neverhappened. If Walmart were planning to build on the Howard's siteinstead, they would already have the zoning they need to have a nursery.)
Again, I'm not a proponent of the Endeavor proposal, but I neverthelessstringently object to A) the character assassination and slander whichhas been directed against those who are and B) the Fox News-esqueperversion of reality in which, for example, people like this gentlemanare telling us that "they don't want retail at Howard's", somehowimplying that there was never retail there before and their minds arecompletely boggled at the very idea of such a proposal. For heaven's sake._______________________________________________NNADL mailing [at] http://northfieldna.org/mailman/listinfo/nnadl_northfieldna.org
