I think it has been pointed out before, but this is a pretty good
escalation path:

- Establish a relationship as early as possible with your new
neighbors. Once a relationship has been established, people are
somewhat less likely to become a nuisance. If you do have a
relationship, then it becomes a little easier to mention your concerns
to them.
- Failing that, escalate to the management company. Lee Properties and
Uptown Realty are active in our area. I just take a picture and send
it to them with my concern. I've sent trash issues at 8pm and they've
been cleaned up by 8am. Sure, it's not our job to 'manage' those
properties, but as with most things, these are passively managed and
they do appreciate any help getting their tenants to be better
neighbors. Plus, it is in their best interest to keep the houses and
tenants in-line. One benefit is that our direct neighbors have gotten
better over the past couple of years. There aren't any major parties
and everyone respects the parking (two deep in the driveway).
Hopefully we will continue to have good luck with our newest batch of
neighbors.
- Track down the owner on Travis CAD and let them know what is going
on. Again, no one wants their investment property to get trashed or
become a nuisance.
- Finally, you could try to escalate to the Code Enforcement agency.
However, I suspect that since they are responsible for all of Austin,
they have their hands full. And they don't have nearly as much
incentive as the property owner's and managers.
