Re: [nndl] The Apartment Monster

Patrick is totally right. If we don't do exactly what Endeavor tells us to, that land will most likely become a Walmart. Either that or a maximum-security prison. Possibly even a slaughterhouse or an iron smelting factory. You wouldn't want that, would you? Just give the developers what they want and stop asking questions. On Sep 26, 2007, at 1:07 PM, Patrick Goetz wrote:-To respond privately, use the "Reply" command. To post to the list "Forward" to [at] -

*From:* [at] [ [at] ] *On Behalf Of *Josh Cornett*Sent:* Wednesday, September 26, 2007 7:12 AMSince I'm going to be able to see this thing pretty well from mycouch and every time I step out the door, I've been spending a lot oftime thinking about this and have been going back and forth in myhead over whether or not I think retail is a good idea over thereeven before I knew there was a variance to be weighed in on. At themoment, I'm opposed to a variance and the resulting omission ofretail for the following reasons:

I guess people have forgotten that there used to be a Nursery at that location, which is not only retail, but retail with the least restrictive CS zoning. The variance is to allow for mixed-use, not retail per se.There is actually nothing stopping Walmart from buying that lot and plopping a small Walmart down there, since (due to some anomalies in the land use code -- and someone correct me if I'm wrong) the retail which goes in is allowed to inherit the parking requirements which applied to the nursery which preceded it.
But hey, maybe this is the solution to everyone's problems. From the onslaught of NIMBY nndl/nnadl emails which have been filling my inbox of late, I get the impression that we don't want mixed-use in our neighborhood while the RG4N neighborhoods do, so maybe everyone would be happy if Allandale et. al. got mixed use at Northcross Mall and we ended up with a Walmart at Howards/Parker instead.Just a thought. (Ironically, the RG4N lawsuit against the city which has the most meat is that Walmart plans to have a nursery, which requires a conditional use permit at Northcross and hence a public hearing, which never happened. If Walmart were planning to build on the Howard's site instead, they would already have the zoning they need to have a nursery.)
Again, I'm not a proponent of the Endeavor proposal, but I nevertheless stringently object to A) the character assassination and slander which has been directed against those who are and B) the Fox News-esque perversion of reality in which, for example, people like this gentleman are telling us that "they don't want retail at Howard's", somehow implying that there was never retail there before and their minds are completely boggled at the very idea of such a proposal. For heaven's sake.
