Mary, I do not want to get into a long discussion (I am not pro, and I am
not against, really. I would enjoy a wine boutique down my street,
actually)
But I think in the case of this property, a zoning change would be required.
Each single property has a particular zoning (I think), so the fact that
alcohol can be sold at the triangle, or at the parlor as you mention, would
not guarantee that the permit to sell alcohol would automatically be there
for any property close to the parlor or triangle.
It is a sad reality that businesses around north loop change often (how many
business have been in the old "make your own beer supply store?", do you
still remember the shoe repair place? More recently, the peddler, the moped
sale place, and the jewelry store next to Epoch? I am looking ahead, of
course I wish success to the new business, but likely two things will
happen:
a) business has success: they will move in more prominent/ or nicer
building (see what the peddler did)
b) business will fail (I hope not)
in either case, the result will be the same: the facility (with the new
alcohol sales permit) will be available for a new business entrepreneur.
Hopefully, another upscale alcohol seller.... but.... maybe not.
If the permit as it stands now does not need to be changed, then I would be
all for this, but it was clearly stated that a zoning change will become
necessary, in order to open this business (perhaps this info was incorrect?)
I recognize that north loop needs a good number of businesses that attract
positive crowds, and it saddened me to see the peddler move away as well as
some other stores close
We as a neighborhood need to choose wisely, and with an eye to the future.
Zoning for more alcohol sales might open up the neighborhood to more
opportunities, of the good, and the "bad" type.
We need to remember that we are not approving or disapproving a business
idea, but that we are approving/disapproving a PERMANENT zoning type that
will stay tied to the property for ever. Businesses change, properties
change much less often. The owner decides who to rent to, (is this one of
the infamous Timmerman's properties?)
I said more than enough on this topic. I hope this email will start polite
and thoughtful reflections, with many contributions from the members of this
list.

Hi Laura,
These are just my thoughts - personal opinion.
Not sure there will be a zoning change required. I believe the two
fellows are following the rules exactly but according to our visit with
them, they may be zoned already correctly.
For example: the convenience store on the corner already sells beer and
wine -retail only.
WE already have liquor stores in our neighborhood - there is a liquor
store in the Triangle next to the yogurt shop.
And a huge liquor store in Hancock Center - not in our 'hood, but close
The guys intend to "upscale" the place and that would be a really nice
bonus. That little strip is in need of some upgrading, for sure.
And the vote against the "pub" was interesting given that The Parlor has
been a "bar" there for years.
Cheers,
Mary
