The city sz no more than six unrelated persons can live on one lot
which includes a McDorm and in our case the garage apartments behind
them without falling under the 'rooming house' ordinance. The McDorm
leasing agents/management companies know this and will not admit to
having any more than 6 tenants. Code enforcement doesn't bother to
get back to us when asked to investigate an overcrowded McDorm.
The 4 Mcdorms on our one block of Caswell have raised the appraised
value of improvements, in five years, more than 100 times. That's not
100% but 100 times the former property tax revenue which is being
collected by the city. Yet, services have declined.
There is only one sidewalk, between Airport and Duval, on the west
side of the 5100 block of Caswell, which Ridgetop Elementary students
from north of 51st can walk down to get to school. The trash and
brush from the McDorms is still, after weeks of complaining, blocking
the sidewalk. The kids have to walk out into a street clogged with
the vehicles of the unsupervised young people renting these 26 new
bedrooms. We call 311, we get our incident #s and still there is no
follow-up.
Because of the high turnover, new tenants coming and going every
month, the city would have to police our streets weekly, forever, if
the McDorms are to be kept from getting out of hand. And, of course,
the city is the weak link. We're not likely to keep them focused on
our problems. With no adult or frat chapter to teach McDorm
youngsters and ride herd on them, perhaps we should concentrate on
the leasing agents. Pressure on each leasing agent/management company
to continuously teach and supervise their tenants, followed up with
fines and bad publicity, could be Northloop's best chance to keep a
lid on this mess.
The www.traviscad.org web site 'appraisal roll' names the absentee
owners of the McDorms. Some of our home-owner neighbors have
complained directly to the McDorm owners, apparently, no avail.
Anyone know how we can track down all of the leasing agents?
