As for finding the zoning, here is one way:
Go to www.Cityofaustin.org
Pick the “Development” link on the green bar on the left side of the page.
Scroll down to the “Graphic Information” heading and pick the “map (GIS) Viewer” hyperlink.
The next page is a disclaimer page. Just pick the “Standard Viewer”.
This will open the GIS viewer. From here you can manipulate a whole host of info, including zoning and current site plans. I did some checking on whether there are any current site plan or building permits filed under this address but didn’t find anything. I’m not sure how check permits for liquor sales, but it seems like given the restrictive zoning surrounding this site, some sort of notification (more than posting a sign) would be required; but I’m not familiar with this process.
Now back to the zoning. To cut your search short, I looked and this property is zoned GR-CO-NP.
If you wish to dig into the Land Development Code to find out the meanings of the zoning abbreviations, you can go back to the Development link and click on the “City and Land Code”.
I did this and found the following pertaining to this zoning:
25-2-98 COMMUNITY COMMERCIAL (GR) DISTRICT DESIGNATION.
Community commercial (GR) district is the designation for an office or other commercial use that serves neighborhood and community needs and that generally is accessible from major traffic ways.
25-2-164 CONDITIONAL OVERLAY (CO) COMBINING DISTRICT PURPOSE.
(A) The purpose of a conditional overlay (CO) combining district is to modify use and site development regulations to address the specific circumstances presented by a site.
(B) A CO combining district may be used to:
(1) promote compatibility between competing or potentially incompatible uses;

(3) address land uses or sites with special requirements; and
(4) guide development in unique circumstances.
25-2-176 NEIGHBORHOOD PLAN (NP) COMBINING DISTRICT PURPOSE.
The purpose of a neighborhood plan (NP) combining district is to allow infill development by implementing a neighborhood plan that has been adopted by the council as an amendment to the comprehensive plan.
I’m not sure if this helps much, but it’s a start.

Hi all,
I have seen hand-written signs in the windows of the old Austin Modern and skateboard shop the last couple of weeks about "domestic/foreign" and "coming soon." Now there is a public notice of an application to sell alcohol from the location.The address is E 306 53 ST, at the intersection of Avenue H and 53rd Street.
How can I find out the zoning of that property? I find the appraisal record but I don't see zoning on that. Is there an online source of information about pending permits? I have been trying to wade through various city and county sites and must admit that I am baffled.Thanks,
