[nndl] no variance

I've tried to wade through a lot of emails & the ilovenorthloop website to understand all the viewpoints with this development & I still haven't heard a valid reason for granting this variance-    I'm sure the developers are decent people; clearly, they've been willing to meet & communicate with folks I trust and who are appreciative & impressed with these developers -   yet from where I'm sitting  (about 2 blocks from the proposed development & on Avenue F)  it sounds like a "feel good, mixed-use" carrot being tossed our way with a significant number of apartments to go with it, and frankly, that isn't worth it to our household-     if I'm reading this right, it boils down to: 1. someone will build something worse  and 2. if we let them build higher (ie
more apartments) then they'll give us mixed-use   is there another reason out there I haven't picked up on?    so that means some options are: 1. variance given: lots of aparments with some mixed use 2. no variance: they go away & someone builds something else 3. no variance:  they build the smaller scale apartment complex but don't add mixed-use & a fourth floor of apartments to justify it   then I vote for door number 3- and since they are decent people, I know that they'll keep working with our neighbors to make sure it's a development that hurts as little as possible...   Kate

We need to realize that Howard's Nursery property is a commercial property. Someone is going to develop it. The fact that a private, commercial developer/investoris soliciting our input is a good thing. There are investors/developers in Austin who can get any variance they want from the BOA without neighborhood sanctions. Be real - we know that is true.
Let's be open-minded and realistic about all this.
And also, just a question for the people who emailed about the historical value of the hangar at Howard's Nursery and the demolition permit, which resulted in a meeting
on the 24th that went on from 6ish pm until after midnight.That person/those peopledid not even bother to show up at the meeting.Good grief -what in the world was the purpose of that? If there were real historical value there - it seems that someone - waaaay beforenow would have realized it, applied for it (would have save a ton in property taxes).
So why - if there were interest in acquiring the hangar - wait until the 11th
hour to say so?
