I had the same question about the FAR, the FAR really only governs the
height and mass and not the density under MU for apartments.

The new code section is in the new VMU/MU section it is 25-2 Sub chapter E
Article 4 4.2 D-6-c That is way to complicated, but that is where it is,
see below.

c. In an MU combining district that is combined with a general office
(GO), community commercial (GR), general commercial services (CS), or
commercial services - liquor sales (CS-1) base district, the minimum site
area for each dwelling unit is:

(i) 800 square feet, for an efficiency dwelling
unit;

(ii) 1,000 square feet, for a one bedroom
dwelling unit; and

(iii) 1,200 square feet, for a dwelling unit
with two or more bedrooms.

You're assuming an FAR of 1 to 1. I can't find this in the LDC -- do
you have a reference for this, or is this just based on something staff
told you? Also, 800sf seems like an awfully large efficiency to me,
given that I have a 600sf 2-bedroom house.
