Re: [nndl] The compassionate conservatives of Hyde Park strike again

Hmm...I'm not sure the Hyde Park NA deserves all this criticism.  Hyde Park has better-maintained and more numerous sidewalks and bike lanes than Northfield.  It might be wrong to assume the forces of xenophobia or paranoia are the reason for this decision.  I read another post on the austinzoning website suggesting that the real reason is because of parking/egress issues.  Apparently,

We are NORTHFIELD Neighborhood, not North Loop Neighborhood.

The fact that Hyde Park's home values are so high (albeit not, on average, as high as Patrick claims) is evidence of the demand for Hyde Park homes.  If demand wasn't high, then Hyde Park property values would decline, not increase. On Fri, Apr 25, 2008 at 2:18 PM, Clay Crenshaw < [at] > wrote:

Does the NCCD designation really raise the property tax rates like
that? That's news to me.

And where do you get the idea that the city doesn't have "demand for
that many Hyde Parks"? Are you kidding me? Hyde Park is one of the
most in-demand neighborhoods in town, largely because they have
diligent and thoughtful about zoning.

The result being that we end up with all the McDorms in North Loop,
which doesn't seem terribly fair to me. The sad reality is that the
city doesn't really have room or demand for that many Hyde Parks, and in
order to achieve this status, we'd have to be willing to pony up the

From a source that lives and works downtown in one of those high-dollar condos,
it is my understanding that a good many of the folks who live downtown actually
drive out of downtown to go to work. How funny is that?

[nndl] Making the Case for Housing Choices and Complete Communities

In the spirit of the "BOA application for Endeavor" discussion, I
thought this was an interesting article. Right now, largely because of
the actions of short-sighted, self-centered "activists" like the HPNA
and the ANC, we have the following development models in operation:
McMansions, McDorms, California Condos (e.g. $300-$400/sf), and
enormous, trashy 2-3 story apartment complexes with miles of surface
parking, usually built in locations that are particularly hostile to
